Where to invest in todays economy

With rising unemployment, instability in the financial markets, a downturn in real-estate, etc.... what are the best options for today's investor? One good bet is a solid franchise concept. Everything from lease rates on real-estate to the franchise fees themselves is negotiable today. Locking in a lower cost of overhead can lower your break-even point and pay you handsome dividends a year or more from now as the business and overall market return to a moderate level of normalcy. Whether its a concept like Lillys Gourmet Pasta or furniture restoration, or an auto repair concept, there are many recession resistant models to choose from.
I'd love to hear your thoughts on this.
